As the old saying goes, "The best time to buy a house was 30 years ago, the 2nd best time is now." In Marin County there are several strategies for both buyers and sellers to consider:

Stay on the market and wait for an offer: While this is a passive approach, it's an option for sellers. However, properties staying on the market for an extended period may become less appealing to agents and potential buyers.

Reduce the price of the home: Sellers can actively attract buyers by gradually lowering the home price. Advertising these reductions is crucial to alerting agents and potential buyers to the change.

Explore Temporary Rate Buy-Downs: Sellers can work with lenders to present Temporary Rate Buy-Downs, offering buyers lower interest rates for the initial years. This can be an enticing option, with the seller covering the rate buy-down at closing.

Withdraw from the market temporarily: Sellers might opt to take their property off the market during holidays and winter, aiming for a spring re-listing with potentially lower interest rates. However, this is not guaranteed.

For buyers interested in Marin County, there are currently 233 active and coming soon single-family homes for sale between 1M to 10M. Notably, 162 of them have been on the market for over 30 days, with 19 experiencing price reductions as of November 10th, 2023.
